It was a tatami room with a low ceiling. We removed the ceiling to link the two floors and exposed the hidden old beams and log posts. The plan lets the frame this house always had — something a new build cannot produce — become the guesthouse's character.

A minpaku starts, before any construction, with checking whether the filing can be approved. This one opened under the Private Lodging Business Act (the Minpaku Law), notification no. M160066697: the building stays a residence, but may operate only 180 nights a year. The fire-safety equipment the filing requires — exit signs, smoke detectors, extinguishers — was installed.

Because guests stay overnight, the plumbing was doubled: two shower rooms, two toilets, two washbasins. Insulating first was the precondition for operating through a Hokuriku winter.

We also manage this guesthouse now that it is open. The filing stays in the owner's name, and we handle bookings, cleaning, keys, the neighbours and the reports to the prefecture as the minpaku management company in Toyama.
