What to do with the family home in Toyama: sell, repair, or put it to use

Are you still paying property tax and upkeep on a house nobody lives in? Sell, repair, rent out. Just send photos and we tell you what can be done with it. We have built houses in Toyama since 1970.

  • You can choose from three paths for your family home: let it go, repair and use it, or turn it into a guesthouse or shop.
  • A vacant house costs about ¥150,000–400,000 a year even if nobody lives there.
  • We buy with the contents left in, and from the on-site survey it takes two weeks at the shortest.
  • Our purchase costs ¥0 and has no brokerage fee.
  • The appraisal and rough estimate are free. Send photos and the location to begin.

* "For comparison" is the cost of insulation work (inner windows, underfloor, ceiling / whole house).

Ten years of upkeep equals one insulation job. The same money, spent on keeping paying or on turning it into a house someone can live in. Including the option of letting it go, we work out with you which is the lightest burden.

* The shares and amounts are general guides and vary with the size of the building, location and insurance. Check your actual tax on the assessment notice. The dark part of each bar is the lower figure, the light part the range up to the higher one.

What happens each month is in the year-round calendar for looking after a vacant house from afar, including who to ask for snow clearing and how to drain the pipes. Liability and insurance when snow or tiles damage the neighbours: Who is liable when a vacant house damages the neighbours?.

While you keep paying, the house keeps deteriorating. A house nobody lives in is not ventilated, so it deteriorates faster.A leak left alone reaches the roof framing, and both the cost to repair it and the price it will fetch change along with it. Leave a vacant house untended, too, and the municipality may send a warning or ask you to fix it up. If that happens, the rule that lowers property tax can stop applying, and your tax may rise. Check the details with your municipality's office. A letter can also arrive from the city following a complaint from a neighbour. If one arrives, seeA notice from the city.

There are three routes

Which suits you depends on the house and its location. Look at the whole picture first.

If you are thinking of renouncing the inheritance to be rid of it, read Renouncing an inheritance versus the vacant house first. Renouncing does not make the house disappear.

To compare the seven ways of using the house without selling (restore and rent, inn, shop, company housing, DIY lease), see how to put a family home in Toyama to use.

A house on the plain and a house in the hills suit different paths. Before demolishing, check three ways out for a family home, plain versus hills. If the house is empty because a parent has moved into care, selling the family home after a parent moves into care also covers what to do when dementia is involved.

A family home full of belongings can be sold as it is, contents included. Clearing costs and how the altar and farm machinery are handled are covered too.

* Income under 03 varies greatly with location, condition and operation, and does not work for every house. Where it doesn't add up, we say so.

Already running a guesthouse and want to hand off just the cleaning and booking replies? See minpaku management and operation (Toyama).

Real examples

From people who sold to us

The family home was far away and hard to look after. They recognised its value and bought it without demolishing. Mr T, 50s, Tokyo
They bought the badly worn vacant house as it was, and took care of clearing the contents too. Ms S, 60s, Takaoka
I didn't want the ancestral house torn down. I decided to entrust it to their respect and passion for kominka. Mr H, 70s, Tonami

FAQ

We're still discussing it with my siblings.+−

That is the best stage to ask. Numbers — what we would pay, what a repair would cost — move the discussion along. Appraisal and estimate are free, with no charge if you decline.

The inheritance registration isn't done yet.+−

You can ask before the registration. The sale itself comes after it, but we explain the steps, including introducing a judicial scrivener. If the title is split between several people, tell us how things stand.

I live outside the prefecture and don't know the state of the house.+−

We check the house ourselves, and can hold the key and visit. Many of our clients are heirs living elsewhere; everything can be done with photos and documents.

The contents and the family altar are still there.+−

Leave them. If we buy, we dispose of the contents ourselves, so you can sell the family home without clearing it. If you have wishes for the Buddhist altar or ritual items, please tell us.

I haven't decided whether to sell or repair.+−

You don't need to. Our job is to look at the house and tell you what can be done with it. Some houses are better sold, some worth repairing; we tell you honestly.

What is the difference between clearing the house first and selling it without clearing?+−

If you sell without clearing, we dispose of the contents, so you save the effort and time of doing it yourself. This suits owners who live far away or want to let go of the house quickly. For some houses, clearing first and selling through an agent leaves you with more money. In that case we will tell you so.

Is there anything I should take out before selling without clearing?+−

Please find documents and valuables first: the title deed, bankbooks and seals, insurance papers and the like. The same goes for photos and keepsakes you want to keep. Everything else can stay as it is. If you are unsure about something, we will photograph it on site and send it to you, and your family can decide whether to keep it.

If I sell my family home in Toyama without clearing it out, will the price be lower?+−

We dispose of the contents ourselves, and since we do not assume demolition, we do not deduct demolition costs from our price. Some houses, though, would leave you more money if cleared out and sold through a broker; in that case we will suggest that route too. We give you a figure after seeing the house. Appraisal is free.
