Let that househost.

An inherited family home. A kominka you are about to look for. A storehouse nobody uses. Between selling and holding on, there is a third way: open it as a guesthouse and turn a house that costs money into one that earns it. From site survey to construction, filing and management after opening, there is one point of contact.

Already running the house as a guesthouse? See minpaku operation and management in Toyama.

A storehouse standing beside the main house makes a good annex, or a small shop or café. How to tell whether a storehouse can be saved: Collapsing storehouse or barn.

Why one point of contact is enough

Setting up a guesthouse usually means three parties: a real estate agent for the property, a builder for the work, and a management company after opening. We hold all three registrations and licences, so the same person sees you through from the first conversation to after opening.

  • The propertyReal estate brokerage licence 富山県知事(9)第1812号
  • The constructionGeneral construction licence 富山県知事許可(般-27)第8312号
  • Management after openingPrivate-lodging management operator, Registration No. 国土交通大臣(01)第F06163号

A real example — a 90-year-old house becomes a guesthouse

A precedent from abroad — the albergo diffuso

Empty houses scattered through a village become the rooms, and the whole village becomes one inn — the "scattered hotel" born in Italy. Gokayama with its gassho farmhouses, Hida with its timber streets: villages in Hokuriku are strikingly close to those conditions. It can start with a single guesthouse.

Five steps

  1. 1LookWe visit the site and judge first whether it can work.
  2. 2PlanWe build the figures and set the scope of work.
  3. 3RestoreInsulation and plumbing first. Beams and posts stay.
  4. 4ApproveWe clear the fire and health requirements and the filing.
  5. 5OpenOpening day. After that, we can take on the management through our minpaku operation and management service in Toyama.

Some honest ground rules first

  • Under the Minpaku Law you may operate up to 180 nights a year; beyond that you need a hotel business licence
  • Bedding, furniture and other start-up costs come on top of the construction cost
  • If you operate year-round, winter snow clearing has to be part of the operating plan
  • The filing requires you to inform and consider the neighbours
  • Location is the foundation of everything. Not every house will work
  • That is exactly why the first step, "Look", decides whether it will work. Consultation is free

FAQ

Do I have to file the registration myself?+−

No. Fire-safety equipment, drawings and other parts of the filing go hand in hand with the construction, so we do it with you. We start by checking whether the filing can be approved at all.

What if I want to operate more than 180 nights a year?+−

You can apply for a hotel business licence under the Ryokan Business Act. The night limit disappears, but the building requirements and the construction cost change. We decide which route to take after looking at the occupancy you expect and the figures.

Can I run it myself?+−

Many owners outsource cleaning and key handovers. We're registered as a private-lodging management operator (Minister of Land, Infrastructure, Transport and Tourism (01) No. F06163), so we can take on the management after the notification, not just the construction work. It's important to decide who will run the guesthouse, and how, before you plan it. Otherwise, more guests won't mean more money left in your pocket. So we decide the layout from the design stage with that in mind.

Can this house be a guesthouse? We go and look.

A location and photos are enough. We give you our view on whether it can work and how the costs would come together. Consultation is free.
