Because we hold both a construction permit and a real estate transaction licence, everything from the purchase (a real estate transaction) to design and construction happens within one company. That is why the houses we buy are repaired by us rather than passed on to someone else.

What we do

  • Direct purchase of kominka and vacant houses. We are the buyer, not an agent, and pass the house on to someone who restores and lives in it or a company that uses it as staff housing
  • Turning a vacant house into a building that earns, end to end: business plan, drawings, change of use, design and construction, and operation after handover
  • Kominka restoration, starting with insulation and seismic work, built to the national long-life quality housing standard
  • Replacing damaged structural timber — posts and beams are swapped without taking the building down
  • Careful dismantling and sale of reclaimed timber. Beams, posts and fittings are taken from timber-frame kominka and shipped nationwide
  • New homes, custom-built and spec-built
  • Conversion to shops and lodging, including change-of-use permits and consultations with the fire department and health office
  • Minpaku management. As a registered private-lodging management operator, we take on bookings, cleaning, keys, neighbour relations and repairs once the guesthouse is filed
  • Company housing and staff dormitories. Up to acquiring a vacant house and converting it into staff housing, under both our real-estate and construction licences
  • Commercial buildings — care facilities, retail, factories and warehouses

Handover is where it starts.

A house is not finished when it is completed. Not cold however many years you live there, no worry when it snows — to get there, we do not cut corners on insulation or structure. We have been based in Yatsuo for over fifty years and have seen what happens to the houses we repaired. That is why we do not skimp on what you cannot see.

We think the same way when we buy a vacant house. Rather than clearing the site and discarding it, we restore it for the next occupant. If the timber frame can't be repaired, we take out the beams and posts and pass them on to the next house. Purchase, design, construction and the upkeep after handover all go through one window, so you never have to wonder whom to ask. That, we believe, is the role of a company that has worked on this land.
