Toyama City — buying kominka and vacant houses

We buy vacant houses in Toyama City as they are.

Prefectural capital though it is, old farmhouses survive in the hills of Yatsuo, Osawano and Oyama. Narrow-fronted townhouses in the centre; farmhouses with the four-room grid and a wide earthen floor in the hills. Both fall empty for the same reason: too big to manage. The city is easy for us to reach, so the visit follows the request quickly.

Vacant houses in Toyama City differ greatly by district, from townhouses in the city centre to farmhouses in the hills of Yatsuo, Osawano, Oyama and Hosoiri. The hill town of Yatsuo, known for the Owara Kaze no Bon festival, is lined with narrow townhouses, and Iwase keeps old streets with the look of its shipping merchants. We are a builder with our head office in Yatsuo. For vacant houses in Toyama City, we appraise with each district's price levels and the quirks of the building in mind.

A house in the town centre is often told, “demolish it and leave just the land.” But many machiya and farmhouses can be lived in, or rented out, once repaired. Before listing on Toyama City's vacant house bank, knowing our price for the house as it is first gives you a yardstick to compare against.

If you want a wider view of the market before selling, see Using the akiya banks. You can talk to us even while your house is listed there.

How houses sell in Toyama City

The city is large, and houses sell very differently in the centre and in the hills of Yatsuo, Yamada and Hosoiri. Central houses move through agents on relocation demand; the big townhouses of Yatsuo and the mountain farmhouses take a long time to find buyers. The harder a house is to sell through an agent, the more we price it with conversion — shop, guesthouse, rental — in mind.

Snow, roads and land in Toyama City

Even within Toyama City, snowfall differs completely by district. Snow on the plains is characteristically wet and heavy, and the amount itself jumps sharply once you go into the hills of Yamada, Hosoiri or Oyama. How much damage a vacant house has depends less on how many years it's been vacant than on how much snow it gets and how many winters it has been through.

In the town centre, road conditions affect the appraisal too. Many houses in the hillside town of Yatsuo, or the old townscape of Iwase, front a road under 4 m wide. It's not unusual for a house to need its lot set back from the road on rebuilding, or to have less than 2 m of road frontage and so be unable to rebuild at all. These are conditions an agent will avoid, but because our approach is not to rebuild but to repair and use the building that's already there, we can still put a price on a non-rebuildable lot.

Farmhouses toward Osawano and Oyama are often in the urbanisation control area with farmland or forest attached. Farmland involves the agricultural committee and cannot be sold like a house lot. You don't need to know the breakdown of the land — just tell us where it is and we check the cadastral map. Control areas and farmland are explained in Selling a family home with rice fields or forest.

Subsidies in Toyama City

Toyama City has subsidies for demolishing or renovating vacant houses. Budget and conditions are set each fiscal year, and starting work before the grant is approved disqualifies you as a rule. Whether selling, renting or repairing is best can depend on the scheme, so we check it alongside the appraisal.

Toyama City FAQ

Can I really sell a vacant house in Toyama City without clearing it out?+−

Yes. In Toyama City too, we buy with the contents and the altar still inside; we dispose of them, so no clearing out. From townhouses in the centre to farmhouses in the hills of Yatsuo and Oyama, we take them all as they are.

How long from appraisal to handover in Toyama City?+−

As little as two weeks from the site survey. A few days from your request to the visit, and the price within a week. Toyama City is easy to reach by car and the quickest area from first contact to survey, so it goes smoothly.

Another firm said it can't be sold without demolishing. Is that true in Toyama City?+−

We don't assume demolition. We repair the houses we buy and pass them on, so there is no demolition cost to deduct from the price. Many requests here come from heirs living outside the prefecture, and the better the condition, the bigger the difference. Appraisal is free, with no charge if you decline.

Do you take townhouses in Yatsuo and old houses on its slopes?+−

Yes. Our head office is in Yatsuo, so we see the townhouses and storehouses of the hill town, and the way snow damages them, every day. We can propose restorations that suit the festival-float streetscape.

Will you buy houses in the mountain areas like Yamada and Hosoiri?+−

Yes. Houses worn by heavy snow and houses with farmland or forest attached — we look at the condition first. Where a price is hard to reach, we consider renting out, a guesthouse and other routes besides selling.

The house is listed on the Toyama City vacant house bank. Can I consult you at the same time?+−

Yes. You can consult us while it stays listed on the bank, and decide whether to keep it listed after seeing our offer. Our price is lower than a sale through an agent would fetch. In return, no clearing out and no repairs are needed, and there is no worry about it going unsold. The contents can stay as they are, and handover can be in as little as two weeks.

I received a vacant-house notice from Toyama City. Do I have to repair it before selling?+−

Because we buy the house as it is, you don't need to repair anything first just because a notice has arrived. Once the city's warning progresses to an “advisory” (a strong warning from the municipality), property tax on the land goes up, since the rule that lowers tax on land with a house standing no longer applies. Once the first letter arrives, start moving right away. As a rule, we can still buy up until the city issues an “order.” At the “guidance” or “advisory” stage, once we've bought the house, we also handle explaining things to the city. How to tell the stages apart is set out in A notice from the city.

How is the purchase price of a vacant house in Toyama City decided?+−

It varies a great deal with the district and the condition of the house. We look at how houses sell in that district, the width of the road in front, snow damage, and whether the house can be repaired to live in or rent out. We plan to repair rather than demolish, so we do not deduct demolition cost from the price. The purchase price is lower than what an agent might sell for, but you need no clearing and no repairs.

Will you look at a house that another company refused to buy?+−

Yes, please show it to us first. Houses with roof leaks, tilt or termites, houses where inheritance registration (the procedure for moving the name from the deceased) is not done, and non-rebuildable houses are all welcome. We plan to repair and use the house, not rebuild, so we can set a price even when the conditions are ones agents avoid. If a price is hard to set, we will think with you about other routes, such as renting it out or turning it into a guesthouse.

Should I sell a vacant house in Toyama City through a broker or to a buyer like you?+−

Brokerage (an estate agent looking for a buyer for you) means waiting until a buyer turns up. With a direct purchase we buy the house ourselves, so there is no waiting for a buyer and no brokerage fee. The price is lower than a successful brokered sale would bring, but you need neither clear out nor repair anything. Start by getting an as-is purchase appraisal, then compare.
