Nyuzen — buying kominka and vacant houses

We buy vacant houses in Nyuzen as they are.

A land rich in spring water from the Kurobe river fan, where houses ringed by windbreak groves stand scattered across the paddies. The hamlet of Funami keeps an old row of houses along the highway. Grove upkeep grows heavier every year, and many people here start thinking of selling. Ask us whether we can take the house without felling the trees.

Nyuzen is the spring-water town of the Kurobe fan. Large farmhouses with windbreak groves dot the fields, and fishing hamlets line the coast. Plots with small channels running round the house are typical of the fan, and nearly every enquiry concerns the building and the land together.

Rice-country farmhouses have big plots with barns and storehouses, and the clearing out alone is enough to break your spirit. We buy as-is, contents and whole plot included, and the paperwork can be done while you stay outside the prefecture.

If you want a wider view of the market before selling, see Using the akiya banks. You can talk to us even while your house is listed there.

How houses sell in Nyuzen

Nyuzen has farmhouses scattered through the spring-fed area of the Kurobe River fan, and the coastal area feels the effect of wind and salt. With large lots and many houses that come with a barn, demolition costs add up. It's an area where a demolition-based appraisal tends not to yield a price, but we appraise it on the basis that we won't demolish.

Snow, roads and land in Nyuzen

In Nyuzen, where the Kurobe River fan's underground water wells up, it's ordinary for a lot to have small channels running around the house. On land facing a channel, checking the boundary and who maintains it is necessary. A farmhouse with a windbreak grove tends to have a large lot, and it's not unusual for the house lot, fields and grove to be tangled together. It's also an area where many properties' registration doesn't match their current state. For felling costs for a windbreak grove, and complaints from neighbours, see Trees crossing the boundary and neighbours' complaints.

A farmhouse in rice-growing country comes with a barn, storehouse and garage in addition to the main house, and farmland designated for agricultural use besides. Farmland doesn't sell the way a house lot does, and whether anyone will take on farming it also matters. Thinking about the house on its own tends to lead nowhere. We're a builder you can consult about the lot and the farmland together. The way out for designated farmland (selling, leasing, or keeping it, whatever the final answer is) and the agricultural committee's procedures are set out in Selling a family home with rice fields or forest.

Seasonal wind and salt on the coast, snow inland. Damage shows differently within the same town, so we start on site with the roof and the exterior. The paperwork can be done while you stay outside the prefecture.

Subsidies in Nyuzen

Nyuzen has subsidies for demolishing or renovating vacant houses. Budget and conditions are set each fiscal year, and starting work before the grant is approved disqualifies you as a rule. Whether selling, renting or repairing is best can depend on the scheme, so we check it alongside the appraisal.

  • Nyuzen dilapidated dangerous house demolition subsidy
Has covered demolition of houses that the town's prior inspection rates above a set level of damage. Check the current intake and conditions with the town office.

* Check the municipality's official page for current availability and requirements.

Nyuzen FAQ

Can I really sell a vacant house in Nyuzen without clearing it out?+−

Yes. In Nyuzen too, we buy with the contents and the altar still inside; we dispose of them, so no clearing out. Scattered villages on the Kurobe river fan, farmhouses ringed by windbreak groves — we take them all as they are.

How long from appraisal to handover in Nyuzen?+−

As little as two weeks from the site survey. A few days from your request to the visit, and the price within a week. You can also ask whether we can take the house without felling the grove, and within Nyuzen it goes smoothly.

Another firm said it can't be sold without demolishing. Is that true in Nyuzen?+−

We don't assume demolition. We repair the houses we buy and pass them on, so there is no demolition cost to deduct from the price. Many requests here come from heirs living outside the prefecture, and the better the condition, the bigger the difference. Appraisal is free, with no charge if you decline.

The plot is large, with a barn and a garage besides the main house.+−

We buy it all as it is, and no clearing out is needed. A large plot becomes value after restoration, as parking or garden.

The house is by the sea and has wind and salt damage.+−

If the frame is sound, we will buy it. We allow for the exterior damage and put a reasoned price in writing.
