What house could your rent buy? We check.

Rent goes out every month and leaves nothing behind. For the same payment there is a way to end up owning land and a house. Tell us your rent and we tell you what kind of house is within reach.

  • The check shows a guide to how much you could borrow if you put the same amount as your monthly rent into repayments, at an interest rate of 1.5% over 35 years.
  • Example totals over 35 years are ¥34.5 million for renting, ¥27 million for a used house with renovation, and ¥48 million for a new build.
  • A used house costs ¥21 million less than a new build and ¥7.5 million less than renting, and you keep the land and the house.
  • What you can actually borrow depends on your income and years at your job, and may differ from the check.
  • From finding a property to a home inspection and a rough construction estimate, we tell you everything through one company.

Quick check

How much house could your rent buy?

A rough borrowing figure if you put the same amount as your rent toward repayments, at 1.5% over 35 years with equal instalments.

STEP 1 / 1

How much rent do you pay a month?

For the same monthly payment

* This is a rough borrowing guide, calculated at 1.5% interest over 35 years on an equal-instalment repayment schedule. What you can actually borrow depends on your annual income, years of employment, other debts, and how the bank values the house, among other things. A bank isn't bound to lend according to this guide.

What 35 years really costs

Renting vs old house vs new build.

What goes out over 35 years, and what is left at the end, side by side. The example includes maintenance, property tax and insurance.

Keep rentingassets left: ¥0 3,4500,000 yen
Old house + renovationyou keep land and house 2,7000,000 yen
Build newthe budget may not reach 4,8000,000 yen
01,0002,0003,0004,000¥50M
¥21 million less than a new build. It is ¥7.5 million less than renting too, and you keep the land and the house. Rent pays only for the time you live there and leaves nothing when it is over. The question is how you spend the same 35 years.

* An example on fixed assumptions. The figures change a great deal with the rent, loan, interest rate, term, property tax, maintenance and insurance assumed. We can run it on your actual figures — ask us.

What the check involves

From the search to the cost estimate, one company.

When the estate agent and the builder are separate, "the work costs twice what we expected" happens after the purchase. A company with both licences looks at the house and the work together.

One company does it all, so nothing falls through the gaps in the quote. We have built houses in Toyama since 1970. With both a real estate transaction licence and a construction permit, we handle the purchase, design and construction ourselves.

Projects

A family of four's home for ¥8 million in construction.

A project in Toyama City. Full renovation of both floors, two months. The alcove and closet became a TV unit; insulation and plumbing were renewed. Construction only; the purchase is not included.

FAQ

Nothing is decided — no house, no budget. Can I still ask?+−

That is the stage most people come to us at. Tell us what you pay in rent and what you want next, and we explain how to proceed. We search with you.

Do I need separate loans for the house and the renovation?+−

There are loans that cover the purchase and the renovation together. Banks treat old buildings differently, so talk to us once you have a house in mind. We explain it as "how much more or less than your current rent per month".

Isn't an old house cold in a Hokuriku winter?+−

We build full renovations and spec homes alike to the national long-life quality housing standard. We replace the insulation in walls, floors and ceilings and the windows; for families with small children we prioritise reducing the temperature gap with corridors and the changing room. Put insulation off and you get a house that looks new but is cold.

Are old houses safe in earthquakes?+−

We check the condition before you buy and include the reinforcement needed in the plan. If the reinforcement would cost more than the house is worth, we say "walk away" before you buy. We can replace damaged posts and beams with new timber without taking the building down.
