Oyabe City — buying kominka and vacant houses

We buy vacant houses in Oyabe City as they are.

Isurugi was a post town on the highway between Kaga and Etchu, and several old merchant houses still face the street. The east of the city runs into the scattered villages of the Tonami plain, with large farmhouses ringed by windbreak groves. Post-town townhouses and scattered-village farmhouses are both buildings we have handled.

Old houses remain in the town of Isurugi, once a post town on the Hokuriku road, and farmhouses with the classic four-room grid plan dot the surrounding countryside. As befits a border city, many households commute to work or school from the Ishikawa side.

A farmhouse usually comes as one with its barn, storehouse and farmland, which makes it awkward for a broker. We buy the whole plot as it is, contents included. Talk to us about all of it.

If you want a wider view of the market before selling, see Using the akiya banks. You can talk to us even while your house is listed there.

How houses sell in Oyabe City

Oyabe has different kinds of houses between the town centres of Isurugi and Tsuzawa and the rural areas. A shop-cum-house in the town centre, or a large rural house with a barn and garage, has few buyers through the ordinary sales route. Because we take the house on as it is and repair it, the way we set the price is different.

Snow, roads and land in Oyabe City

Isurugi keeps the deep plots of a Hokuriku-road post town, and former shop-houses carry layer upon layer of extensions. Tsuzawa is a market town on the west bank of the Shogawa, with old merchant houses of its own. Hardly any of these houses have drawings, but that is no obstacle to an appraisal.

Snow gets deeper the closer you get to Kurikara Pass, and in the settlements along the pass, damage from snow weight to the roof and eaves is the main thing the appraisal turns on. Oyabe is also a border town, and a house within reach of the Ishikawa side can be valued for that. “Toyama market prices” alone don't measure Oyabe.

Rural houses usually come as one with barn, storehouse and farmland, and farmland involves the agricultural committee. Let us work through it with you, starting with whether to sell in parts or let go of the whole. The procedure is detailed in How to sell a family home with paddies or woodland.

Subsidies in Oyabe City

Oyabe City has subsidies for demolishing or renovating vacant houses. Budget and conditions are set each fiscal year, and starting work before the grant is approved disqualifies you as a rule. Whether selling, renting or repairing is best can depend on the scheme, so we check it alongside the appraisal.

Oyabe City FAQ

Can I really sell a vacant house in Oyabe City without clearing it out?+−

Yes. In Oyabe City too, we buy with the contents and the altar still inside; we dispose of them, so no clearing out. From merchant houses in the post town of Isurugi to farmhouses in the scattered villages, we take them all as they are.

How long from appraisal to handover in Oyabe City?+−

As little as two weeks from the site survey. A few days from your request to the visit, and the price within a week. We have handled both highway townhouses and farmhouses, so within Oyabe City it goes smoothly.

Another firm said it can't be sold without demolishing. Is that true in Oyabe City?+−

We don't assume demolition. We repair the houses we buy and pass them on, so there is no demolition cost to deduct from the price. Many requests here come from heirs living outside the prefecture, and the better the condition, the bigger the difference. Appraisal is free, with no charge if you decline.

Do you take a shop-house on the Isurugi shopping street?+−

Yes. A house with a shop downstairs and living space upstairs, we buy as it is. We also consider renting it out as a shop again.

What about a house that comes with farmland and a barn?+−

Talk to us about the whole. Barns and garages are appraised as buildings, and for farmland we proceed while checking the Agricultural Land Act procedures.

Can a house flooded in the August 2026 heavy rain be sold?+−

Yes. Flooded houses in Oyabe can be sold too. But please tell the buyer that the house was flooded: if you knew and kept quiet, you can be held responsible later (Civil Code, Article 572). Whether to repair first or sell as-is depends on whether water came above or below the floor, and on damage to the frame. We give a price after seeing the house. For details, see Flooded in heavy rain: repair or sell?.
