Subsidies / vacant houses and kominka in Toyama

Subsidies are decided before work starts.

Once the work has begun it is too late. You have to check before buying the house, at the estimate stage. Here is how to find the schemes, and what to watch for.

National, prefectural and municipal schemes all support vacant-house renovation and relocation. But the conditions, amounts and application windows differ by municipality and change every fiscal year. Here is how to find them and where applications trip up.

The one thing that matters most

This order qualifies Check before buying, at the estimate stage Apply must be before work starts Start work If you go ahead first Contract / start work Apply no longer eligible

Most subsidies must be applied for before work starts. Applying after the work has begun, or after the contract is signed, disqualifies you. Check what is available before buying the house, at the estimate stage. Missing this can cost you hundreds of thousands to a million yen.

Four layers of grants: national, prefectural, municipal and the akiya bank. Plus tax relief and lender rate discounts.
  • National: schemes for energy-saving and seismic renovation are set every year, and their names and content change with the fiscal year
  • Toyama Prefecture: schemes for relocation and settlement and for using vacant houses
  • Municipalities: their own schemes, such as renovation grants for newcomers and grants for houses bought through the akiya bank
  • Akiya banks: some municipalities add a grant when you buy and renovate a listed house
  • Tax: seismic and energy-saving renovation can qualify for income tax and property tax relief
  • Banks: renovation loans linked to a municipality sometimes come with reduced interest

Where it trips up

  • Apply before work starts — signing or starting first disqualifies you
  • Schemes close mid-year when the budget runs out. The earlier you move, the better
  • Newcomer schemes have detailed conditions on when you move in and where you lived before
  • Seismic and energy grants require proof of the work and the performance figures — paperwork
  • Some cannot be combined. You have to decide which to take first
  • Splitting the work across fiscal years can disqualify you or mean reapplying

What we do

Tell us where and when you plan to live and we check which schemes are available then. If one looks likely, we help prepare the application and adjust the scope of work to meet its requirements. At the estimate stage we show both figures, with and without the subsidy.

* Schemes change every fiscal year and may already be closed. This page explains how to find them; it does not guarantee the amount or conditions of any scheme. Check the latest with the municipality or with us.

FAQ

Can you tell in advance whether I will get a subsidy?+−

Tell us where and when, and we check which schemes look usable at that point. But they change every fiscal year and close when the budget runs out, so we cannot guarantee it.

What if I don't get it?+−

At the estimate stage we show you both figures, with and without the subsidy, so the plan does not collapse if it falls through.

Will you help with the paperwork?+−

Yes. We adjust the scope of work to meet the requirements and help prepare the documents. Since most schemes require applying before work starts, we plan the schedule with you.
