Not being able to come back is not your fault

You have work, a family, and Toyama is far. Meanwhile the tax notice arrives every year and the snow piles up every winter. "I'll go back next holiday and think about it" — and the house loses value faster than you decide.

Then set it up so you don't need to come back. This page shows how.

If you are unsure whether to accept the inheritance at all, check Renouncing an inheritance doesn't make the house disappear first for the difference between renouncing, state takeover and selling.

Four steps to selling without coming back

Send photos and the location

Photos and the address on LINE. No photos? The address alone gets you a rough figure.

Post the key

We inspect and report the inside with photos. We see the house you haven't seen before you do.

Receive the appraisal on LINE

The price and the reasons behind it. Forward it to your family and discuss it from wherever you are.

Contract and handover

The contract circulates by post. We dispose of the contents and stop the electricity and water. Selling a house piled with belongings without clearing it is covered separately.

Our terms for houses in Toyama (no clearing out, no brokerage fee, as little as two weeks) are on Selling a vacant house or kominka in Toyama.

For a house in Ishikawa, such as a family home in Noto, Buying in Ishikawa sets out how to proceed from afar. For a house flooded by heavy rain, repair or sell a flooded house covers the situation in Takaoka, Himi, Oyabe and Imizu. If you want to let go of the house with its contents before sorting through belongings, see selling the family home with its contents before clearing it.

How many trips are needed?

Usually none, or one.

The contract can proceed by post, and identity checks are increasingly done by the judicial scrivener with documents and online. If we need one visit, we tell you why and when in advance. We never say "we won't know until you get here".

Looking after the house until it sells, or if you keep it — who to ask for snow clearing, pipe draining, mowing — is in the year-round calendar for looking after a vacant house from afar.

A house inherited with siblings

The main reason families can't agree is not bad blood but the lack of a number. Get a rough figure first and the conversation becomes concrete. If you like, we join your siblings' LINE group and give everyone the same explanation at once — no "you said, I said".

A sale needs every owner's agreement, but you can ask before registration. For the estate division and registration we guide you through the steps up to the sale and introduce our partner judicial scrivener and tax accountant.

The contents, and the altar

Leave the inside as it is; we dispose of the contents. For the altar, the memorial tablets and keepsakes, we always ask your wishes before anything is disposed of. However far away you are, you decide where the things that matter go.

FAQ

Can I sell without ever coming back to Toyama?+−

Usually zero or one trip. The contract can circulate by post, and much of what would need your presence up to handover we can do for you. Depending on circumstances we may ask for one visit, and we tell you in advance if so.

How do I hand over the key?+−

Send it by registered post, or we collect it from a relative locally. We record every handover, and after the survey we return or hold it as you instruct.

The house is full of things and I don't know its condition.+−

Leave it. We check the house and report with photos. If we buy, we dispose of the contents, so there is no need to come and clear it out.

→ Our terms for buying a vacant house or kominka in Toyama

Three siblings own it jointly and we haven't agreed.+−

A joint sale needs everyone's agreement, but you can ask us before you agree. A figure moves the discussion along. We can also join your siblings' LINE group and explain to everyone at once.

I just want to know what it's worth first.+−

From photos and an address we give a rough figure — free, with no charge if you decline. Most people ask before deciding to sell, so go ahead.

Start with just photos.

Photos and the location are enough. Appraisal and estimate are free. Plan the trip home, if any, after that.
