Help from the search stage / Toyama, Ishikawa, Hida

Talk to us before you buy.

With a kominka you can find out only after buying that it cannot be repaired. We take enquiries before a house has been chosen. We join the viewing and tell you, before you decide, whether the house can be fixed and what it will cost. There is no charge.

Asking after you buy can be too late. The bargain house that needs twice the expected work. The lot that cannot be rebuilt on, so no mortgage. No water or sewer connection, costing millions of yen to bring in. A change of use that cannot be approved, so no shop. All of these can be seen before you buy.

What we look at during a viewing

As a pre-purchase inspection, we check the following.

  • Whether the posts and beams are sound: signs of rot and termites
  • Foundation and underfloor: posts on stones, cobble footings or unreinforced concrete. If the house leans, we look for the cause (how to read a leaning house)
  • The roof and traces of leaks: whether it needs re-roofing
  • Water, sewer or septic tank, and electricity connections
  • Road access and whether the lot can be rebuilt on — this affects resale too
  • Whether your plan is feasible (change of use, fire safety, health office)

On the spot we give you a rough figure for the repairs. You can then judge by the total — purchase price plus work — so a cheap house does not turn into a budget overrun.

No house in mind yet?

Tell us what you are looking for and we will search the akiya banks and the open market for houses that can be repaired. If you prefer to search yourself, Using the akiya banks has links and tips. Because we are builders, we can often tell from photos and documents that a house should be left alone. Avoiding the wrong house is where our help starts.

Sometimes we can offer a house we have bought and still hold — a house whose condition we know better than anyone. If you are a company looking for staff housing, Company housing and staff dormitories in Toyama compares leasing with buying and sets out the accommodation rules for technical intern trainees.

All of Toyama Prefecture, all of Ishikawa Prefecture, and northern Gifu (Hida). From our office in Yatsuo, Toyama City, we drive throughout the prefecture and as far as Kanazawa and the Takayama / Shirakawa-go area. Gokayama through to Shirakawa-go in particular still has many old houses, including gassho-style farmhouses. It is an area where you can readily find a property suited to living in, or to a guesthouse or shop. If you live too far away to visit, you can start with a consultation by photos and documents.

FAQ

If you come to the viewing, do I have to hire you for the work?+−

No. Viewings are free and come with no obligation. Some end with us saying "don't buy this one". If that saves you from a house you should not buy, the viewing did its job.

Can you join a viewing arranged by a real estate agent?+−

Yes. We attend the agent's viewing as the builder. Tell us the date, time and place in advance and we will arrange it. Even if we cannot get under the floor or into the roof space that day, we tell you what we can judge from what is visible.

I live outside the prefecture and can't get there soon.+−

Send us the listing URL or photos and we will tell you from the documents whether it is worth a trip. Many people group their viewings around a visit home or a holiday. Everything can be done over LINE.
